2017 Market Recap

There are currently 1350 active single family listings on the market in the Pikes Peak region compared to 1536 last year at this time, which is a 12.1% decrease. Fewer listings, creates more demand which is driving prices up and helping homes sell faster. New listings on the market are up 10.9%. The average sales price was up 12.5% to $323,149 in December and Sales were down 2.4%.

The median single family sales price is up 11.8% compared to December 2016 (same number of homes sold above as below).

There are 80 condo/townhomes on the market compared to 140 last year at this time, a 42.9% decrease. The median price for Condo/townhomes is up 8% to $191,200 and sales are up .6%.

Cumulative year to date sales for single family homes in 2017 was up 6.7% and the average price is up 9.9% over 2016. Volume was up 17.3% in 2017 for a total of $5,139,440,493. The average increase of listings on the market over 2016 was 2.9%.

Market Update for Colorado Springs Nov 2017

There are currently 1643 active single family listings on the market in the Pikes Peak region compared to 1932 last year at this time, which is a 15% decrease. Fewer listings, creates more demand which is driving prices up and helping homes sell faster. New listings on the market are up 8.9%. The average sales price was up 10.1% to $317,368 in November and Sales are up 4.9%.

The median single family sales price is up 9.1% compared to November 2016 (same number of homes sold above as below).

There are 100 condo/townhomes on the market compared to 178 last year at this time, a 43.8% decrease. The median price for Condo/townhomes is up 12.6% to $187,000 and sales are actually down 8.2%.

Cumulative year to date sales for 2017 are up 7.5% and the average price is up 9.7%.

Market Update

There are currently 1939 active single family listings on the market in the Pikes Peak region compared to 2227 last year at this time, which is a 12.9% decrease. Fewer listings, creates more demand which is driving prices up and helping homes sell faster. New listings on the market are up 8.4%. The average sales price was up 7.9% to $317,112 in Oct and Sales are up 13%.

The median single family sales price is up 9.7% compared to Oct 2016 (same number of homes sold above as below).

There are 119 condo/townhomes on the market compared to 200 last year at this time. The median price for Condo/townhomes is up 12.7% to $195,000 and sales are up 15.3%.

Cumulative year to date sales for 2017 are up 7.7% and the average price is up 9.7%. Average Days on Market is 30.

The average sales price was up 6.3% to $309,698 in September and Sales are up 9.3%.

The median single family sales price is up 4.2% compared to September 2016 (same number of homes sold above as below).

There are 112 condo/townhomes on the market compared to 221 last year at this time. The median price for Condo/townhomes is up 12.6% to $197,000 and sales are up 20.4%.

Cumulative year to date sales for 2017 are up 7.1% and the average price is up 9.9%. Average Days on Market is 26.

Market Update for June 2017 in Colorado Springs

Fewer listings, creates more demand which is driving prices up and helping homes sell faster. New listings on the market are up 10.8%. The average sales price was up 10.6% to $326,263 in June and Sales are up 5.6%.

The median single family sales price is up 8.7% compared to June 2016 (same number of homes sold above as below).

There are 161 condo/townhomes on the market compared to 204 last year at this time. The median price for Condo/townhomes is up 5.9% to $180,000 and sales are up 21.6%.

Cumulative year to date sales for 2017 are up 4.5% and the average price is up 11.4%. Average Days on Market is 28.
