Colorado Springs Market update April 2017

There are currently 1570 active single family listings on the market in the Pikes Peak region compared to 2080 last year at this time which is a 24.5% decrease. Fewer listings, creates more demand which should help to drive prices up and help homes sell faster. New listings on the market were down 6.9%. The average sales price was up 13.4% to $311,829 in April. Sales are up 3.2%. 1309 homes sold in the Pikes Peak region in April.

The median single family sales price is also up 10.9% compared to April 2016 (same number of homes sold above as below).

There are 111 condo/townhomes on the market compared to 160 last year at this time. The median price for Condo/townhomes is up 18.8% to $190,000 and sales are up 17.6%.

Cumulative year to date: sales  for 2017 are up 2.5% and the average price is up 12.1%. Average Days on Market is 28.

Market Upate for Colorado Springs 3/2017

There are currently 1342 active single family listings on the market in the Pikes Peak region compared to 1941 last year at this time, which is a 26.1% decrease. Fewer listings, creates more demand which is driving prices up and helping homes sell faster. New listings on the market are down 1.7%. The average sales price was up 10.4% to $301,385 in March and Sales are up 6.4%.

The median single family sales price is up 11.9% compared to March 2016 (same number of homes sold above as below).

There are 122 condo/townhomes on the market compared to 142 last year at this time. The median price for Condo/townhomes is up 7.2% to $180,000 and sales are up 37.4%.

Cumulative year to date sales for 2017 are up 2.2% over last year and the average price is up 11.5%.

With inventories so low homes are getting multiple bids for above full price. Colorado Springs 2016 Real Estate Market in Review

There are currently 1,536 active single family listings on the market in the Pikes Peak region compared to 2133 last year at this time, which is a 28% decrease. Fewer listings, creates more demand which is driving prices up and helping homes sell faster. New listings on the market are down 1.2%. The average sales price was up 7.8% to $287,294 in Dec and Sales are up 12%.

The median single family sales price is up 6.3% compared to Dec 2015 (same number of homes sold above as below).

There are 140 condo/townhomes on the market compared to 187 last year at this time. The median price for Condo/townhomes is up 11% to $190,543 and sales are up 15.8%.

Cumulative year to date sales for 2016 were up 15.6% and the average price is up 6.5%. Average Days on Market is 40. We broke an all time record with 15,318 total sales in 2016 with a 23.2% increase in volume for a total $4,383,276,336. Yup that’s right, 4.3 Billion.

Unless your home shows at its very best, it can cost you hundreds, even thousands, of dollars during its sale.  You may also face the prospect of a prolonged listing period or even an expired listing.  Fortunately, you don’t have to spend a fortune to get your home ready for sale.  There are things such as plumbing or painting, but there are several things that you can do for no money that will help make your home ready for sale.

INSIDE YOUR HOME:

  1. Make rooms appear larger by packing away extra furniture.  Even rent a storage unit.
  2. Clean out closets so everything appears orderly.  Most people demand neatness in a home they intend to buy even if their own homes are a mess.
  3. Keep blinds and draperies open and your windows clean to let as much natural light in as possible.
  4. Make sure your kitchen is spotless.  Rid clutter from countertops and organize your drawers and cabinets.  Buyers will look inside.
  5. Clean the refrigerator. Remove pictures, artwork and magnets.
  6. Make sure bathrooms are spotless.  Hang your best towels and repair all fixtures.
  7. Clean the floors as much as possible.  Wax wood floors and shampoo carpets.  Bleach the grout in tile floors.
  8. Dust everything in sight.  Don’t leave dead insects in the windowsills and light fixtures.
  9. Prune all plants and get rid of ones that are dying.
  10. Take down offensive posters or artwork from your teen’s rooms and put away all toys in younger children’s rooms.
  11. Make sure your utility room is clean.  Don’t let laundry lie on the floors.

OUTSIDE YOUR HOME:

  1. Clean the garage thoroughly.
  2. Mow the lawn and keep it well watered.  Edge the sidewalks.
  3. Weed any flowerbeds and trim trees and shrubs.  Uproot dead flowers, plants and shrubs.
  4. Sweep all sidewalks, patios and porches.
  5. Put away all toys, bikes, skateboards, etc.
  6. Repair any broken sprinkler heads.
  7. Make sure that pets are kept out of the way and pet areas are clean and odor free.
  8. Water the lawn only very early in the morning or in the evening.  Put ammonia sulfate on your lawn to green it up.
  9. Clean the roof and gutters.
  10. Repair a broken or sagging fence.  Make sure that the fence gate opens and closes without having to use excess force.
  11. Fix the doorbell if it’s broken and make sure that the front door is free of debris and dirt.  Make sure it opens and closes with ease.
  12. Move firewood off the ground and away from the house.  Otherwise, this area may be noted as conducive to termites or fire ants during an inspection.
  13. Park cars down the street during showings.

These simple steps can do wonders to enhance your home in the eyes of buyers and maximize the profit of your home sale.

There are currently 1932 active single family listings on the market in the Pikes Peak region compared to 2627 last year at this time, which is a 26.5% decrease. Fewer listings, creates more demand which is driving prices up and helping homes sell faster. New listings on the market are up 9.7%. The average sales price was up 7.9% to $288,295 in Nov and Sales are up 47%.

The median single family sales price is up 8% compared to May 2015 (same number of homes sold above as below).

There are 178 condo/townhomes on the market compared to 219 last year at this time. The median price for Condo/townhomes is up 6.9% to $166,108 and sales are up 42.2%.

Cumulative year to date sales for 2016 are up 15.9% and the average price is up 6.4%. Average Days on Market is 35.
