Market Update Oct 2016

There are currently 2227 active single family listings on the market in the Pikes Peak region compared to 2936 last year at this time which is a 24% decrease. Fewer listings, creates more demand which should help to drive prices up and help homes sell faster. New listings on the market are up 1.8%. The average sales price was up 11.5% to $293,972 in October. Sales are up 14.4%. 1266 homes sold in the Pikes Peak region in October.

The median single family sales price is also up 8.8% compared to October 2015 (same number of homes sold above as below).

There are 200 condo/townhomes on the market compared to 221 last year at this time. The median price for Condo/townhomes is up 11.6% to $173,000 and sales are up 10.2%.

Cumulative year to date, sales  for 2016 are up 13.7% and the average price is up 6.3%. Average Days on Market is 36.

There are currently 2443 active single family listings on the market in the Pikes Peak region compared to 3215 last year at this time, which is a 24% decrease. Fewer listings, creates more demand which is driving prices up and helping homes sell faster. New listings on the market are up 4.2%. The average sales price was up 8.9% to $291,342 in September. Sales are up 16%.

The median single family sales price is up 10% compared to September 2015 (same number of homes sold above as below).

There are 221 condo/townhomes on the market compared to 277 last year at this time. The median price for Condo/townhomes is up 9.4% to $175,000 and sales are up 15.3%.

Cumulative year to date sales for 2016 are up 14.2% and the average price is up 5.7%.

There are currently 2660 active single family listings on the market in the Pikes Peak region compared to 3378 last year at this time, which is an 21.3% decrease. Fewer listings, creates more demand which is driving prices up and helping homes sell faster. New listings on the market are up 2.4%. The average sales price was up 8.2% to $295,877 in August. Sales are up 5%.

The median single family sales price is up 9.7% compared to August 2015 (same number of homes sold above as below).

There are 233 condo/townhomes on the market compared to 295 last year at this time. The median price for Condo/townhomes is up 13.5% to $169,600 and sales are up 32.1%.

Cumulative year to date sales for 2016 are up 13.4% and the average price is up 5.3%.

Market update for July 2016

There are currently 2780 active single family listings on the market in the Pikes Peak region compared to 3409 last year at this time, which is an 18.5% decrease. Fewer listings, creates more demand which is driving prices up and helping homes sell faster. New listings on the market are up 2.7%. The average sales price was up 6.8% to $294,162 in June. Sales are up 8.6%.

The median single family sales price is up 6% compared to July 2015 (same number of homes sold above as below).

There are 220 condo/townhomes on the market compared to 300 last year at this time. The median price for Condo/townhomes is up 6.6% to $185,685 and sales are up 22.7%.

Cumulative year to date sales for 2016 are up 10.9% and the average price is up 6.1%.

Market Update for April 2016, Sales up 18.8%

There are currently 2080 active single family listings on the market in the Pikes Peak region compared to 2694 last year at this time, which is a 22.8% decrease. Fewer listings, creates more demand which is driving prices up and helping homes sell faster. New listings on the market are up 6.6%. The average sales price was up 3.4% to $248,050 in April. Sales are up 12.8%.

The median single family sales price is also up 3.4% compared to April 2015 (same number of homes sold above as below).

There are 160 condo/townhomes on the market compared to 281 last year at this time. The median price for Condo/townhomes is up 10.3% to $160,000 and sales are up 36.4%.

Cumulative year to date sales for 2016 are up 18.8% and the average price is up 6.1%. Average Days on Market is 36.
