Market Update Jan 2014. Are Sales Really Down?

The Gazette published an article stating the number of homes sold in the Pikes Peak region was down 9.7% in January, but if we remember January 2013 sales were up 40% over January 2012. That is still a 30% gain from where we were just 2 years ago. There are currently 3228 active single family listings on the market in the Pikes Peak region compared to 2930 last year at this time a 10.2% increase. New listings on the market were down .7% .The average sales price is up 3.1% to $227.525.

The median single family sales price is up 3.4% compared to last year in January (same number of homes sold above as below).

There are currently 352 active condo/townhomes listings on the market compared to 335 last year at this time which is a 5.1% increase. Sales were up 4.1% compared to last January. The average purchase price for condo/townhomes was up 19.6% to $171,767.

 Rates are still incredibly low and prices are moving upward. This is a great time to sell and/or buy. It is also a great time to buy that investment property. Visit our website at to view all listings on the MLS.
